I have been a licensed real estate broker in Texas for over 12 years, and licensed Real Estate Salesperson for 20 years. I am a 25 year sales professional with experience in real estate, insurance, and financial services. I have sold products and services in high intensity environments. I have have built and led teams. I have worked with clients all across the socioeconomic spectrum.

I am currently licensed as managing broker in Texas and Washington. This will be a scrappy re-boot startup opportunity. You will be getting in on the ground floor as we put together the pieces and build the systems to create a robust company. As we build with revenue, we will build tools and systems to support our work force. This opportunity will involve a lot of elbow grease and sweat equity. I am looking for that first producing leader that sees the vision with me and would like to build an organization with me.

 

Who Are You?

You are an ambitious real estate agent who has shown drive and determination, has closed a fair amount of transactions and are ready to be in a leadership position. You have a nice solid referral base which you have developed through your Sphere of Influence, or through your local marketing efforts. You 1) do not currently have a broker license due to certain challenges (maybe you don’t have enough education credits to count toward TREC requirements, or something else), or you 2) have a broker license, but are not using it as an owner; however, you have the skills and leadership abilities to lead and manage a team of agents and sales leaders, and to mentor them.

This will yield override commissions for yourself, while also leaving the door open for closing your own transactions. Once the organization is built out, the Regional Sales Leader will oversee approximately 15 Sales Leaders who each oversee approximately 15 Sales Agents, totaling approximately 225 agents, and you will receive override commissions of 5%-10% for each transaction. You may also complete your own transactions for an 85% split.

You will be a mentor, leader and trainer to your agents and sales leaders. This organizational model is based on personal mentorship and development: Regional Sales Leaders mentoring and developing Sales Leaders, who mentor and develop Sales Agents.

This opportunity is commission only: no base salary. 85% split for your own personal transactions and 5-10% overrides on sales from your downline agents.

The best salespeople are not always the best leaders. I am not necessarily looking for the best salesperson. I am looking for a good quality producer with the correct leadership abilities for this endeavor. I have rarely seen that the best salespeople are the best leaders. There will be a time and place for top salespeople in the company, but right now, that is not what I am looking for. I am looking for a leader.

Leadership is not the same thing as management: I am looking for a leader who finds fulfillment in lifting others up and helping others succeed. Management is something we may all be required to do, in order to keep up with compliance issues, or “housekeeping” items; however, don’t confuse leadership with management. Leaders inspire others and lead from the front.

 

Forward Vision:

Divisions: The company will have two distinct divisions: The Leadership Division, and The Independent Division

  • 1. The Leadership Division: this is what I have described above. This is the “in house” sales force. The Leadership division will consist of a leadership model and teams of around 15 Sales Agents with a mentor Sales Leader. Sales Leaders (will be mentored by Regional Sales Leaders, and Regional Sales Leaders will be mentored by National Sales Directors. National Sales Directors will report directly to the Corporate Office (which we will also build out). The Leadership Division will all be under the same company brand and image. This will build brand awareness and recognition. Most of the resources or leads programs the corporate office will develop will be to support the Leadership Division salesforce.
  • 2. The Independent Division: this division will be for experienced producing agents who want to feel more independent and work solo, or build their own sales teams in which ever way they see fit. In the Independent Division, agents can use their own branding (within TREC guidelines), and will be responsible for paying their own team directly. This will be a straight 90/10 split.

 

Holistic Approach

A successful real estate practice is all about the people. Therefore we want to have a company that opens the door very wide for potential clients. Everybody needs a roof over their head, so we have the potential to serve almost any person. My philosophy is to meet people where they are: if somebody needs to find a house to rent or an apartment to lease, we will help them. If they need to buy or sell, we will help them. If they need to lease out their house to a tenant, we will help them. The value of the client relationship is the most important thing, no matter what type of transaction is involved. It is about the long term relationship and helping the customer. Over time, renters will become Buyers and Sellers, and Buyers will become Investors, and happy clients become long term Referral Advocates. Working with Leases will also open the door for Lease Listings and Investor relationships. These strategies help build consistency in your income and many long lasting client relationships.

For every person we help locate a Lease or an Apartment, we will funnel them into a “Road to Home Ownership” program. There are several methods for doing this such as offering them some incentives but more importantly getting them in touch with the proper lenders who will meet with them early and help them map out a plan and strategy to achieve home ownership. I am also looking into adding an In-House Financial Advisory service, therefore each lease client we help can literally follow the advice and planning of a Licensed Financial Advisor toward their home ownership goals. This is where combining some financial services as ancillary products and services can also serve a great purpose in revenue and helping the client even further.

 

Traditional Agents

Traditional Agents are welcome. Those who have a robust listing business, with a their own community marketing and networking, or who prefer to work with Buyers and Sellers only (no Leases), that is not a problem at all. We would love to have them on board. However, since our company philosophy is a holistic approach, when those lease clients appear, they will simply refer those customers to another Sky’s The Limit Agent, or better yet, recruit somebody who they know will handle them well.

 

Association of REALTORS / MLS

We will join the MetroTex Association of REALTORS, and the Ntreis MLS, serving the greater DFW area. I am not currently a member, but will be ready to join as soon as I hire a Regional Leader.
